Callan entered the real estate development business building “office/service centers”. His first complex was “Lang Road Crossing.” It was successful and Mr. Callan went on to build “Antoine Crossing.” Antoine was his first travertine marble clad project.

Callan Construction specialized in large concrete construction and road infrastructure for Exxon. This which would later benefit the development company’s parking garage expertise.

Edward Callan has over 27 years of infrastructure development experience. Many of his major projects have required extensive road, bridge and utility construction.

InWood project in Boston posed difficult ledge conditions and over 180,000 cu.yds of rock blasting was required. Interstate 93 had to be closed by State Troopers eight times for this blasting and road work to be constructed.

1,080,000 SF master planned campus office park

Edward Callan purchased the 132-acre Edgewater Office Park as a large undeveloped raw land parcel. This unique and special property was an abandoned amusement park from the 1950’s. Callan developed the full potential of the land by building lakes, roads, underground utilities and other backbone infrastructure. Building 501 is a four story Italian Carmen Red Granite building with an attached three story parking garage.

All of the buildings at Edgewater are built of Travertine Marble, Italian Carmen Red Granite or Swedish Mahogany Granite. The polished granite crystals reflect sunlight giving the buildings a natural glow. Butt-glazed reflective glass harmonizes with the polished stone. Master-planned parks will always dominate the office market and attract the strongest corporate credits. Edgewater is now complete with 980,000 SF of office space built in seven buildings.

Parking structures have been used judiciously to allow tenants to look at pristine natural water views instead of asphalt parking lots. The developer is experienced and has a proven track record in parking garage construction. To ensure the pristine natural views are preserved, all of the utilities throughout the 132 acres of Edgewater Office Park are underground. Not one single utility pole is located on the project. Even though this was Callan’s first project utilizing man-made lakes, the water features where a critical feature in the success of the office park.

Edward Callan started in the construction business in Houston, Texas in 1976. He operated as a Houston based contractor through the early 1980’s. During the 1970’s Houston’s economy was booming and this propelled the company’s growth. Callan Construction’s largest client was Exxon Oil Company. Important fast track construction techniques were learned while doing extensive contracting work for Exxon. Callan Construction specialized in large concrete construction projects which would later benefit the development company’s parking garage expertise.

All architectural building layouts were designed to preserve large groups of trees. Roots were carefully trimmed and treated with nutrients to preserve and protect each tree. This unique conservation policy has been successfully enhanced Edgewater’s award winning landscape.
